What drives roof replacement cost

A replacement is a new roof plus removing the old one, so the cost has three parts: the material and labor to install the new roof (priced per roofing square — 100 sq ft of actual roof area), the tear-off and disposal of the existing layers, and a complexity premium for steep or cut-up roofs that slow the crew down.

Because pitch increases the true roof area over the footprint, a steeper roof needs more material and carries more labor risk. Material choice is the other big lever — architectural shingles cost more than 3-tab, and standing-seam metal is two to three times either.
